What is the pricing of Old Oak Lane?

Our prices start at $1,600,000 and go up from there, depending on lot, size of home and features.

What are the benefits of the Vero Beach Hotel Beach Club Membership?

Complimentary valet, concierge, locker, use of the fitness center, pool/Jacuzzi, beach chairs, discounts on food, beverage and at the spa.

How long is my beach club membership valid for?

10 year family membership, 3 years are complimentary.

How much are the HOA fees?

$214 per month, paid quarterly.

What does the HOA fee include?

Maintenance of common areas, exterior lawn care of common areas (mowing of grass, trimming of bushes and trees), maintenance of irrigation & grey water to the irrigation system.

When do I start paying my HOA fees?

At closing of lot.

Does the HOA maintain my pool cleaning if I have a pool?

No, individual homeowners are responsible for the cleaning and maintenance of their pool.

Who manages the HOA?

Schlitt Property Management, Kelly Van Walsh.

What size are the lots?

Each lot is approximately ½ acre.

What is the square footage of the homes?

The homes at Old Oak Lane can be anywhere from 2,500 – 6,000 air conditioned square feet.

Are modifications to the floor plans allowed?

Yes. You can modify any conceptual plan we have done, start over or build the conceptual plans as is.

What is the timeframe to build the home?

8-10 months for construction.

Can I use my own builder?

Yes, but only if the builder is approved by the Architectural Review Committee.

Can I use my own architect?

Yes, but only if the architect is approved by the Architectural Review Committee.

What is the construction of the homes?

Each home is concrete block with hurricane impact windows and doors – roofs will be either cement barrel, metal, slate or copper.

What is the funding procedure for construction?

a. If the buyer is obtaining financing, the bank would handle the construction draws.

b. At closing, the title company will hold back funds in the amount required to build the home and the remaining balance will be released to the Seller. The title company will hire an outside contractor to inspect the home during construction, check for lien releases, sign off on the draws and release the proper amount of funds to the contractor.

How long will it take for the project to be built out?

The developer is committed to building out the project in 2 years.

How soon can I close?

Immediately.

What is the rental policy?

Owners can rent their homes on an annual or seasonal basis. No rentals less than 7 days.

Can I put any structures in my backyard?

Per the HOA documents, no structures are allowed that can be seen from the road or are not landscaped.

How far in the back and front is my property line?

See the site plan which shows the property lines of each lot. The lines go to the middle of the “x” lines.

Do I still need hurricane shutters?

We use hurricane impact windows and doors which meet South Florida coastal impact standards – additional hurricane shutters are not necessary.

What type of landscaping is included on my lot?

We provide a complete landscape package including sod, bushes and trees.

What are the views along the golf course?

The developer has agreed with the golf course to cut back the trees along the golf course behind each house after that particular house is completed. This keeps the golfers from having to see the construction take place. If you were to look at the other homes on the golf course, that is what type of view you would have as well.

Is the community going to be gated?

No gates, but there will be a landscape buffer between Club Drive and the community.

Who is the landscape architect?

Warren E. McCormick and Associates, based in West Palm Beach.

Can you have a golf cart in Old Oak Lane and Vero Beach?

Yes, you can have a road approved golf cart in Riomar and the central beach / Downtown Ocean Drive area.

Where is the beach access?

The beach access is on Ocean Drive, just north of the Riomar Beach Club.

What are the local golf and social clubs available to join?

Riomar County Club $65,000 (Non equity); $9,000 annual

Quail Valley Golf and River Club ($75,000.00 Golf; $30,000 Social)

Are there any private schools in the area?

St. Edwards Lower School ($18,000 – $21,150 per year)
